Pre-Listing Inspection

What's a pre-listing inspection?

As you know most buyers will have their potential new home inspected before they commit to purchasing it. Since there is no such thing as a perfect house, defects are usually encountered during this process. Sometimes the defects are so problematic that the buyer will walk away. This is a waste of time, energy and money.

​A Pre-Listing Inspection is a walk through of the owner’s home with a TREC licensed inspector. The consultation normally takes around two hours. A written report will not be provided. You the owner and I will take detailed notes as we visit the major components and systems in the home. The inspector and I will explain in detail what a buyer will be looking for, and what a Home Inspector will likely list in their Inspection Report. This service allows the you to make decisions on whether to repair, replace, or upgrade the various items identified, without the deadline of a closing date.

Benefits of a Pre-Listing Inspection

  • You will get an objective opinion on the true condition of the home, and there are no last minute surprises.
  • Areas where improvements are needed will be highlighted.
  • If there are issues raised that require further evaluation by a licensed and or a qualified contractor, this may be done before the home is listed, rather than in the middle of a potentially high stress negotiation.
  • You get the option to make improvements, reflect the condition in the listing price, or simply disclose the findings as you see fit. The benefit is now you will have options.
  • Deals are far less likely to fall through, resulting in less stress for you!
